Camellia too close to house?

My wife and I are buying this house in WA state, Puyallup. We really like the beauty this camellia adds but it seems unwieldy and neglected. The contractor that remodeled the house cut it back to this more manageable size but does anyone have any ideas on how we could avoid needing to rip it out?

I wouldn't touch it. It takes a lot of years to get a Camellia that size & it's worth a small fortune.

I'm just concerned with how close to the path and the foundation it has grown.
